What Bergen County Buyers and Sellers Need to Know About the 2026 Appraisal Changes

If you're buying or selling a home in Closter, Demarest, Haworth, Cresskill, Tenafly, Norwood, Harrington Park, Old Tappan or any Bergen County town this year, you'll want to understand a shift happening behind the scenes of nearly every financed transaction: the biggest overhaul to residential appraisals in more than a decade.

What's Changing

Fannie Mae and Freddie Mac are rolling out a new appraisal format called UAD 3.6 — short for Uniform Appraisal Dataset 3.6. It replaces the patchwork of appraisal forms lenders have used for decades (one for single-family homes, another for condos, another for multifamily) with a single, dynamic report called the URAR, or Uniform Residential Appraisal Report.

Instead of the open-ended narrative sections appraisers have relied on for years, the new format uses standardized data fields. Appraisers will now indicate, room by room, how each comparable sale was weighted in their final value conclusion — most, less, or no weight — and can capture more granular detail, from room-level condition ratings to resilience features like impact-resistant glass or fortified roofing.

The goal is more consistency and less ambiguity: two appraisers looking at the same home should land closer to the same conclusion, and underwriters get cleaner data to work with.

Key Dates

  • Broad production began in January 2026. Lenders can currently choose either the legacy forms or the new UAD 3.6 format.
  • November 2, 2026 is the mandatory deadline. From that date forward, every new appraisal delivered to Fannie Mae or Freddie Mac must use the new format. Legacy forms are retired entirely for loans sold to the GSEs.

We're currently in the transition window, which means you may encounter either format between now and early November, depending on your lender and appraiser.

What This Means If You're Selling

More precise data collection tends to reward homes that are well-documented and well-maintained. A few ways to prepare:

  • Have records ready for any upgrades, renovations, or resilience features — the new format gives appraisers more places to capture this detail than the old one did.
  • Expect appraisers to spend a bit more time at the property as they work through the more granular room-level fields, particularly during this transition period.
  • Build a little extra cushion into your closing timeline. Any large-scale format change comes with a learning curve, and some appraisers and lenders are moving faster than others.

What This Means If You're Buying

  • If your contract has a tight appraisal contingency deadline, ask your lender early which format your appraiser will be using and whether that could affect turnaround time.
  • More standardized, defensible data is ultimately good news for buyers — it should mean fewer wildly inconsistent valuations and a clearer paper trail if a value ever needs to be challenged.
  • If you're financing in a fast-moving market like ours, a short conversation with your lender about their UAD 3.6 readiness now can prevent a scramble later.
